How do you figure out what to offer?
We look at three things: what comparable houses near yours sold for recently, what it'd cost to fix up yours to sell on the open market, and a small margin for us (usually 10–15%). When we send the offer, you see each of those lines spelled out. Nothing's hidden.
Are you going to lowball me?
No. Most of our offers land at about 75–85% of what your house would get on the open market, in exchange for speed, no fees, and no repairs. If you've got the time and the energy to list it traditionally, you'll usually get more — and if that's your situation, we'll tell you so. We only want the deal if it's genuinely the right call for you.
What if the house is really rough?
